Choosing the region for your distribution center is one of the decisions that most affect the logistics cost of an operation in São Paulo. Cajamar: volume, e-commerce and Class A/A+

About 30 km from the capital, with direct access to the Anhanguera (SP-330) and Bandeirantes (SP-348) highways and a link to the Rodoanel, Cajamar is the preferred location for large e-commerce distribution centers and third-party logistics (3PL) operators. Districts such as Polvilho and Jordanésia concentrate Class A and A+ logistics parks.

It is the natural choice for those who need large storage volume, fast turnover and high specification — clear height of 12 m or more, high-capacity floors, dock levelers and sprinklers — serving both Greater São Paulo and the interior.

Guarulhos: airport, last mile and speed

São Paulo’s second-largest city, Guarulhos is served by the Dutra (BR-116), Fernão Dias (BR-381), Ayrton Senna and Rodoanel highways, and is home to the International Airport (GRU). This combination makes it a reference for air cargo, e-commerce and last-mile distribution to the capital.

If your priority is delivery speed to the region’s largest market and integration with air transport, Guarulhos has the edge thanks to its proximity to São Paulo’s east side and city center — ideal for high-turnover operations.

Jundiaí: strategic interior and competitive cost

About 60 km from the capital, at the crossing of the Anhanguera and the Bandeirantes and close to the Rodoanel and the Campinas region, Jundiaí balances cost and reach. It is a strategic position for regional and national distribution centers that need to serve both Greater São Paulo and the São Paulo interior.

It usually offers more competitive occupancy terms than the areas right next to the capital, while keeping Class A parks with good specifications and modular areas that scale as the operation grows.

How to decide for your operation

Rule of thumb: prioritize Guarulhos for last mile and air cargo; Cajamar for large e-commerce DCs that require Class A/A+ and volume; and Jundiaí when the goal is to balance cost and regional/national coverage.
